Home insurance checklist before the Coimbatore monsoon

Ten checks to finish before the north-east monsoon — what your home policy covers, what it quietly excludes, and the photos and receipts to have ready.

Rain streaking down a window with a house beyond

Coimbatore's north-east monsoon (October–December) brings most of the city's annual rain in a few intense weeks. Water damage claims rise every year — and a surprising share get reduced or rejected for reasons a half-hour of preparation could have fixed. Here is the checklist we run through with homeowners.

1. Confirm what "flood" means in your policy

Standard home policies cover flood and inundation as perils, but damage from seepage, damp and gradual leakage is usually excluded — insurers treat it as maintenance. A damp patch that worsens over three monsoons is a maintenance problem; a burst tank that floods the hall is a claim. Know which is which before the rain starts.

2. Check your sum insured is rebuild cost, not market value

Rebuild cost (construction + fittings) in Coimbatore has risen sharply. If your cover is a number set years ago, re-cost it. Underinsurance triggers the average clause — a 40% shortfall can reduce your payout by 40%, even for a fully valid claim.

3. List contents separately

Structure and contents are usually insured under separate heads. Jewellery, appliances, laptops and furniture need to be declared with values — the TV you bought last year probably isn't on the policy you bought five years ago.

4. Photograph the house now

Room-by-room photos and a short video, dated and stored in the cloud. At claim time, "before" evidence settles disputes about what existed and its condition. Two minutes per room today saves weeks later.

5. Clear the terrace and drains

Blocked rainwater outlets cause water logging on terraces — and insurers can treat resulting damage differently if basic upkeep was ignored. This is both a claim-protection and safety task.

6. Service the essentials

Water tanks, sump pumps, and exposed wiring joints. Damage from wear, tear and poor maintenance is excluded everywhere.

7. Check where your policy stands on earth movement

Intense rain occasionally triggers landslips in the Western Ghats belt. Earthquake and landslide covers are often add-ons — confirm yours includes them if your location warrants it.

8. Keep one digital folder with the papers

Policy document, premium receipts, property tax receipt, purchase invoices for big appliances, and the insurer's 24×7 claim helpline number. In an evacuation you take one phone, not a filing cabinet.

9. Know the claim steps in advance

Report damage as soon as practicable, don't discard damaged items before the surveyor sees them, and photograph the "after" too. Save our claims helpline — 0422 4393503 — and call us before you call anyone else.

10. Renew before the rains, not after the first shower

Insurers apply waiting periods and fresh inspections once heavy rain begins. Renewals done in September avoid both.
